23.06.16 – Weekly Update

Basement Project – This is going to be our focus for the immediate future.

PROJECT SCOPE

The basement project consists of the following scope:

Cleanup: Strip all contents out of both basement areas. All materials left in the storage areas at the time of construction will be discarded. (Note: there will be tons more communication on this as we get close to the ‘go date’, this is by no means your last warning, but start getting anything you care about out of there please!)

Drying: Once we have stripped the basement to the studs and applied mold remediation, we need to have it last through a winter to check for any water intrusion from the foundation. Realistically this step is simply “keep an eye on it for a year”. While annoying to not have access to our storage for this extended portion of time, the alternative is rebuilding only to discover that we need to pay to strip it all out again for further remediation. We are strongly in the “do this right, do it one time” camp.

Rebuild: Once we are sure that water intrusion has been remediated, we will wall up the basement, place the storage cages etc. (Note: the HOA will not cover interior rebuilds on the private basement beyond cleanup and drying. The exception to this being if any foundation water intrusion is detected during the drying phase.)

Side project: Replace deteriorated fascia board on 19728 building (Note: To avoid this being time bound to other portions of the project, we are getting this quoted separately by vendors so we can have this portion of the engagement wrapped as soon as possible)

PROJECT STATUS

We have met with 2 of 3 vendors to get quotes for this engagement. The 3rd vendor is scheduled to come out Monday the 19th at 10am. Once we have quotes from the 3 vendors, we will communicate them to the community and move forward with the Cleanup phase, as well as the Fascia board side project.

Until we decide on a quote, we are unable to provide any ETA, but this is our current highest priority task.

The *ballpark* we have been given verbally by both vendors who have been onsite is that we are looking at 20-30k to strip everything out and remediate. Depending on how the drying phase goes determines how much the rebuild will cost.

To be clear, we have no solid numbers at this time, and are communicating the rough estimates conveyed to us verbally in the sake of transparency for the community. Please don’t hold us or our vendors to this as the current numbers have been provided prior to any detailed research or accounting.
