Annual Tasks

Siding and gutters are being cleaned this week from Tuesday the 18th through Thursday the 20th. !!Close your windows!! I will be sticking reminders on everyone’s doors. You don’t want water getting into your AC intakes etc!

Projects

We have voted on a quote of $840.56 for the fascia board replacement and paint matching on 19728 and hope to have a date scheduled early this coming week.

We are still pending vendors on the storage area, no updates. There appears to be some confusion on T-Square’s side that we are working to untangle.

Website New Features

I have added a Petty Cash page to track ongoing expenses associated with our $500 fund held at BECU. This page will contain all receipts, photos, and explanations used to obtain reimbursements for full transparency.

The In Progress page is also regularly updated, and contains a per attic status for the duct wrapping adventure.

Maintenance

As per advice from several different roofers, I am working on wrapping the exposed ducting in the attic spaces of our facility. This gives us an opportunity to photograph the attic areas and assess for any water intrusion. I have completed 19726 #202. There is one unit with vaulted ceilings, so we have 6 remaining attic areas to wrap. It looks like we are spending roughly $50 in materials per attic to complete this endeavor.

Lessons learned: Attics are HOT. I will work to schedule times in the morning when possible. I will only do one a day, that was hard work! This first one took me about 30 minutes but a lot of that was figuring the process out, I suspect future endeavors will be much quicker and cleaner.

Fun fact, this is the first time in my life I have used duct tape for its intended purpose. It works great as *duct tape*. Who knew?!

19726 #201 will be wrapped Tuesday the 18th at 7am.
19728 #201 will be wrapped Wednesday the 19th at 8am.
19728 #202 pending resident contact for scheduling.

We will take this opportunity to check the age of the water heaters in each unit. No changes yet, but in the next few years we will need to enforce a maximum age for water heaters to bring us in line with best practices. When those fail, they do so catastrophically for everyone in the immediate vicinity.
