Storage Area
We have accepted the SOW from ServPro to remediate the water damage in the basements of 19732. Work will begin this coming week (Monday 23.07.31 or later, final scheduling to be posted once confirmed)
ALL MATERIALS LEFT IN THE BASEMENT ON MONDAY THE 31ST WILL BE DISCARDED AS HAZARDOUS WASTE. **I say again, this is your last warning to get anything you love out of the basement.** This will be posted on all doors as well.
To set expectations, remediation is the first half of the adventure. ServPro will convert the scary basement from “A place where you need a respirator” to “an empty clean dry space”. We will then leave the basement in this state through the winter to confirm that more water does not intrude in the rainy season. We will then reconstruct the basement into a viable storage area. Thanks to all for their patience and flexibility as we work to clean this up!
Hello Nash!
We are moving to Nash Property Management from T-Square towards the end of August. (23.08.21) Details to follow on how to move your bank accounts over for HOA dues as we get closer to this time. We look forward to partnering with Kerri DeArmas our new property manager to resolve the issues currently on our plate.

Financial Planning
We are in the beginning phases of planning for our 2024 budget, and are exploring financial options regarding the roofing, storage area and other maintenance challenges we are working to get on top of. The board has a meeting with Jill Jones the SVP of HOA lending at Umpqua on Thursday (23.07.27) in follow up to a recent training we attended regarding HOA finances. As we explore potential options we will communicate them in upcoming meetings and via this portal.
19728 Fascia
This was scheduled to be replaced on Monday, however rain cancelled the appointment. This is being replaced as this post is being written!
19728 Water Intrusion 😦
In wrapping ducts in 19728 we found evidence of long term water intrusion seeping around one of the vents. It appears to be moving slowly for the time being. The intrusion is nowhere the magnitude we saw in 19732 and the insulation below it is barely impacted. This has been added to the In Progress page and we will update as we plan for this new finding. This is one of the reasons we will be poking our heads in every attic every summer, we want to proactively monitor water intrusion to avoid situations getting out of control.
WASPS 2!
It looks like a small subset of the wasps survived or came back to the nest in 19726, I will continue to dissuade them with diplomatic means such as “poison” and “more poison”. Please exercise caution in this area.
