Basement Area
Remediation work is wrapping up this evening, and dehumidifiers are running at full tilt. The machines will continue to run for the next several days, and we need to work with a plumbing company to address a small wrinkle in the private basement before the drying phase can complete. Once done, they will apply a sealing coat to everything and we will be done with remediation! We found a 3/4 inch gap open to the outside in the basement we will want to get sealed, and there is some damage to some of the exterior plywood that we are discussing with ServPro, details to follow as we have them.
Fire Alarms
Apologies for the loud noises and firefighters! A wiring fault was uncovered in remediation that sent several false reports to the fire department. This has been resolved. In fixing that, another wiring fault was discovered which we will need to remediate at a later date, but it does not impact the ability of the system to monitor or report fires.
Reserve Report
We got our yearly reserve report which is posted in the documents section. It makes for some tense reading! I would suggest all familiarize themselves with this document.
19728 Fascia
This has been replaced. As expected, the painters found signs of water intrusion behind the board. We are working on a plan to account for this, more to come.
Finances Update
We met with Jill Jones from Umpqua who was extremely generous with her time and gave us a lot of great pointers on next steps which we will be pursuing. We will be working with Nash property management and J2 to formulate a financial and engineering plan to address our myriad of construction woes in a single engagement versus continuing deferred maintenance.
This will not move quickly, and any impacts to residents will be communicated well in advance with votes and supporting documents. For now, just a heads up that the board is moving away from the mentality of “maybe we can just barely get by as is with our current budget” to “we need to see what the numbers look like to replace the roofs, rebuild the decks, rebuild the basement post mitigation, and address all other reserve concerns to get us to a viable budgeting point”
Wasps!
Continuing to poison them. Please let me know if you see wasps setting up camp in other unpleasant places! I think this round did the trick but I will keep an eye on it.
Budget Season
We are working to sketch out our budget for 2024, if there are specific concerns you wish to see addressed in this budget, now is the time to raise those requests to board members.
Irrigation
Several damaged sprinkler heads were slated to be replaced today, however it appears to have not happened or the broken head near 19726 was missed. We are aware of the water show it puts on, and are working to get that swapped out asap!
Fire Suppression
Following our inspection, the fire extinguishers in the stairwells are due for a recharge. This will be taking place 23.08.11.
