Winding down ‘Petty Cash’
With our previous management company we did not have the ability to operate bank cards within the bounds of their accounting. Thankfully Nash offers this capability; our reserve fund has been accounted for and drained into a cashiers check which Nash has confirmed receipt of. We are in the process of getting a balance limited debit card for the purposes of small dollar home depot purchases for items such as salt and snow shovels. All purchases will require board vote to approve, and will be documented in our financial statements.
Winter Mitigation
We have already weathered one cold snap, and our partnership with TransBlue has proven to be well worth the investment. The steadfast coat of salt brine in our parking lots helped keep our facility navigable, and we have several hundred pounds of salt stowed in the basement should another cold snap hit us.
19730 Roof
As you all know, the roof on 19730 has failed. In our ’24 budget, we passed a special assessment to replace this item, work will begin in spring. As we have more solid dates they will be communicated to the association.
Parking
We have had some complaints of people not parking in their assigned spots. We will be posting this map on doors as well, but do please ensure you are staying within the bounds of your owned spots. If you wish to borrow spots and have their owner’s permission to do so on a long-term basis, please let us know so we can document this. Parking spot documentation originates from the last several pages in our CCR’s for direct reference.

Engineering
As discussed in our resident meeting, we plan to engage in an engineering assessment of our facility to assemble a construction budget. Once we have a full detail report on the items we need to address and the exact cost breakdowns to do so, we plan to pursue an association loan to level set our facility. This will be an ongoing process through 2024, though things will be quiet until spring. Please don’t hesitate to reach out with questions and concerns as we undertake this adventure together!
