Roof

As you may have noticed from the subtle barrage of notices taped to doors, we are about to get a new roof / skylights / gutters on 19730.

We REQUIRE spots 17 / 18 / 19 for the duration of the project, starting Monday the 23rd.

Spot 19 (Uncovered) = 19732 #101

Apologies in advance to the inconvenience to those units, we require those spots starting Monday morning for the duration of construction. Vehicles blocking construction will be towed. We will of course make every attempt to contact the vehicle owners first! 

Pests

As discussed in the last meeting, we have now placed black pest control boxes around the facility. They are managed by our vendor, please do not interact with them in any way.

Quotes – Tree Trimming

As we move to discussing quotes in meetings, we are currently gathering quotes for regular tree trimming. We have 2 major issues with vegetation:

1. Trees growing into our siding and roof, causing increased wear
2. Branches falling down in heavy snowstorms

We had a heavy snow that dropped several branches, all of which miraculously fell between the parked cars. That could have been very expensive!

We are looking to include a budget line item for tree trimming in the ’25 budget and pull from operating funds to get trimming done in October.

We don’t have all the quotes collected yet, will have a more polished proposal ready to review in the upcoming board meeting packet the week prior to the meeting. For now just a heads up that this will be an item of discussion.

Quotes – Basement

We are pursuing an updated quote from Jack that includes a greater scope. There has been some discussion about how far we want to take that in email that I think would be great to have in our upcoming meeting.

Quotes – Drainage

We are discussing with plumbing vendors what it would look like to do a “once and for all” fix on the drainage issues that plague 19732. I don’t anticipate having a fully fleshed out set of quotes to present at the meeting, as this will realistically be a line item in our larger construction project a few years down the road. Just a heads up this is in motion, and if we get any interesting documents we will pass them along!
