24.11.21 – Drains, Fence, Litigation, Budget

Drains – $2690

We have had trouble in the past scoping plumbing quotes. In short, we need to pay to even get accurate quotes to start fixing problems, as intrusive investigations are often required to get the full scope of what is happening underground. We are acting on a quote (see below) from a preferred vendor from Nash Property Management. In consulting with Kerri, she spoke very highly of Bodine construction, having worked with them on much larger scale drainage issues than we face at other associations she manages.

We have opted to act on the first item in the below quote, spending $2690 on investigation work.

The quote provides costs for what Steve Bodine suspects will be required options after investigation, giving us a better picture of what we are possibly getting into.

Bodine Construction will be onsite tomorrow at 8am to dig around 19732, please exercise caution around this building.

The hope here, is to have an alternate proposal for our budget meeting. We have previously scoped out the finalization of the basement, however as a counter point, it may be more wise to invest in drainage this year, to know that we have a degree of redundancy protecting any future construction in the basement.

As one final note, this spend on investigative work also kills 2 birds with one stone… we need to annually jet out our drain lines anyway which this investigation covers, and that tends to run in the 3k range. Yay savings!

Fence

As you will have probably noticed, we didn’t escape 100% unscathed from the recent storm, though of all the damage we could have taken, color me thrilled it was just a section of fence!

We are pursuing quotes to resolve this. A rebuild of our entire fence, while needed, is very low on the priority list. Ideally we can stand this back up with minimal cost, and invest in a shiny new fence after having dealt with our more pressing repair issues.

Litigation

A second intrusive investigation from opposing council is coming down the pipe. We are continuing to partner with Evolution to manage our side of things. When we have a date, we will communicate it.

Budget Meeting – Dec 2nd

We don’t yet have all our ducks in a row to send out the final meeting packet, but hope to have that out by ~26th to provide the week to review its contents prior to our meeting. As a reminder, this upcoming meeting is where we will be making budget decisions for ’25. If you want to have a say, this would be an important meeting to attend, and ideally to have pre-read the meeting packet!
