Review 2025 Reserve Report

We have our completed 2025 Reserve Report, posted on our website in the documents section. We will take some time to go over what it shows and answer any questions. At a high level, there are no surprises in this document, we need to replace a good chunk of our buildings, and are chipping away at 1x roof a year currently, with plans to secure a loan for a larger construction project down the road. The reserve report will reset once this construction is complete, and then we just need to make sure to save for the future so the board 30 years down the road don’t find themselves in this position!

Water Heater Inspections

This is in the discussion phase, but I am growing concerned about the risk to our association presented by end of life water heaters. When they fail, they tend to do so to the tune of tens of thousands of dollars in damages. I am currently not aware of any rules dictating water heater ages in our association, and a rule change would be needed to enforce this. Said rule change would dovetail nicely into the WUCIOA topic. In discussion with Kerri, she provided this resource showing how to find your model’s serial number, and how to use that to check its age. I think as we work to redo our governing documents, it would be prudent to set and enforce a max water heater age to reduce the likelihood of a massive water damage claim.

WUCIOA Discussion

January 1st, 2028, significantly different laws will apply to our association; Washington Uniform Common Interest Ownership Act, also known as WUCIOA. It is in our best interest to be prepared prior and bring our governing documents into compliance. The board has reviewed the contents of the WSCAI webinar on this topic and will discuss next steps in the meeting.

In our discussion, we will cover the possibilities for early ratification, how it would impact our budget, and impacts the new laws will have on our association. Note that this is an early discussion to prep for budget ’26. We are NOT lawyers, and will be discussing our best understanding. The plan is of course to run all things by our lawyers once we are on the same page on how to proceed.
