Sorry for the last minute addition to the agenda, this came out of a discussion of our WUCIOA rule re-statements. We are looking to make any required changes to our documents now, to ensure that we only spend money on lawyers one time to get our documents re-stated to comply with the incoming WUCIOA law.
In our CC&R’s, while the existence of the basement cages is documented, there is no information as to which unit belongs to whom, nor which unit is which from a numbering perspective. We need to resolve this, as the basement will be opening shortly, and I am sure people will want to start using them as soon as they become available.
As such, we have 2 new basement related agenda items:
- Purchase request: I wish to purchase these metallic number discs to clearly denote which cage is which. Price is $16.97 pre-tax at time of writing.
- Assigning cage ownership
Below is a map of our basement layout, and I have arbitrarily assigned numbers to them.

I have measured each cage, here are their actual dimensions. Note that the dimensions listed in the CC&R’s aren’t quite accurate, we would be updating that information.

The cages on the side of the basement closest to the door are roughly 32 square feet each. The cages on the side of the basement furthest from the door are roughly 41 square feet with one outlier in #15.
There are 15 cages, and we have 16 units. Unit 19732 #102’s “storage cage” is the entire other half of the basement which they have sole use of.
As you all know, we have 2x unit footprints, who’s square footage is used to allocate their percentage of interest. This determines dues paid. As a reminder, units ending in *.01 have 5.8% allocated interest, and units ending in *.02 have 6.7% allocated interest.
As such, it makes sense to give the ~32 square foot cages to units ending in *01, and the ~41 square foot cages to units ending in *02
The largest storage unit #15 has been used to store our pallet of salt, snow blower, and all other HOA equipment as we have no other storage facilities for such equipment.
Thus my proposal to assign cages is that I take the largest one, with the understanding that this will be used for HOA storage rather than personal storage. As all other cages do not have exactly identical dimensions, I have created a spreadsheet that randomly assigns units to match their allocated interest percentage. If this proposal is acceptable to unit owners, I will screen share when the units are randomized to their assignments, and that will become your cage henceforth.
