22.11.02 Budget Ratification Meeting

After discussion with residents and T-Square, we have opted to tone down the increase planned for 2023 to a 28.57% increase, see attached documents for a dues breakdown per unit. We are still misaligned from the reserve report’s recommendations and plan to reassess yearly as we renew our reserve reports.

Our plan is to spend this year working on deferred maintenance particularly focused on extending the lifespan of the roof for ideally 5 years, and addressing water intrusion particularly surrounding the storage units. With the Mr. Welch settlement cleared, we have a bit of spare funds to address these needed maintenance items which should help move things in the right direction.

The ratification meeting on the 2nd of November will be at 7pm. Emails have gone out including the join links. Otherwise residents are welcome to attend in person at 19726 #202, masks will be required. A reminder will be posted on residents doors as we get closer to the meeting.

This budget has been approved by the board and will be presented for a ratification vote in the meeting, 51% of residents would need to vote against the budget for it to fail to pass, meaning 9 units worth of “no” votes.
