19730 Roof

Board voted in favor of KSR Roofing in our meeting on the 6th of September.

On Monday the 23rd of September we will replace the roof / gutters / skylights of 19730 with our chosen vendor KSR Roofing.

Attached is the final contract we acted upon, identical to that which was shown in votes other than adding the line clarifying that removing the insulation also included replacing it!

KSR suggested we choose default black for the roof color which we opted in favor of.

Please note that the date may shift depending on severe weather. We will keep the association updated on this matter. Please exercise caution around the construction site, and follow all directions from construction workers.

Pest Control

Board voted in favor of Parker Eco Pest Control in our meeting on the 6th of September.

Quote was previously transmitted to association in the meeting packet.

Parker Eco Pest Control will be on site Monday the 16th at 3:15pm to install the traps.

Snow

Board voted in favor of proposal to purchase winter equipment in our meeting on the 6th of September.

We now have the Snow Blower in our possession, with the salt spreader and pallet of salt slated to arrive later this month.

Basement Quotes

As discussed in our meeting, we got a quote from Jack that we will propose as a ’25 budget variant. Should the association approve the budget, the basement will be rebuilt mid ’25, most likely spring to summer.

Should the budget proposal fail, we can continue to propose it for each year’s budget until it passes.

Worst case scenario, the basement will be wrapped into our larger reconstruction budget when that time comes, several years out.

Please note that this quote is meant to provide a guideline for budgeting. We would need to adjust the scope to include insulation + closing up the ceiling from what is shown here, and most likely would opt to replace the exterior door / frame assembly. We have comms out to Jack looking for an updated quote, we will update as we have new information on this matter.
