Discuss potential FHA approval

A resident has asked that we pursue FHA approval which would allow seniors to obtain reverse mortgages, we have asked that their mortgage specialist come to speak with us. At this time we don’t have confirmation if they will attend, but we will discuss the proposal regardless. There will be no vote on this item today, as we will not be signing any potentially binding legal documents without our lawyers having a chance to review them.

Going over our latest budget statements to call out any irregularities that will impact budgeting for ’27

Budget Season – Review Draft Budget

Note: The budget draft is at this time very lightly sketched together. I plan to spend some more time with it, and will post a more polished version prior to the meeting. In a nutshell, our target is a new roof on 19726 funded with a combination of drawing from reserves and a line item for ’27. The exact numbers are up for discussion, nothing in this attachment is even remotely final.

I have yet to put in the formulas that calculate effective rate changes, this will be one of many things added to the document prior to the meeting… watch this space.

WUCIOA Restatement Approval – Board Vote

Having had time to review the WUCIOA documents, the board will discuss what if any changes to make to them, and if in agreement we will vote to move them forward. We will have to have a full association vote on this matter to finalize, which will be done in conjunction with approving our budget in the November meeting.
