Revised Budget Draft

Attached below is the updated draft of our ’27 budget to be discussed tomorrow. Nothing is set in stone. Everyone has 1 month to think on this and reach out to the board with any suggested alterations. We will vote on the budget in the November meeting, and Ratify it in December.

Note that the numbers are going to be a bit weird. As a reminder, to normalize our budgeting season back to September – November, we used a 10 month budget in ’26 to avoid the nightmare of wrangling vendors and obtaining Quorum in December. Column B is showing the 10 month budget, column C shows projected expenditures for the entirety of ’26, and column D shows the budget for the entirety of ’27, going back to a 12 month budget. As such, side by side comparison is going to look strange, and the projected numbers in column C are fuzzy at best. The change in dues is made by comparing the monthly dues from our ’26 budget to our ’27 budget. Looking at monthly rates avoids the oddities of comparing 10 to 12 month budgets.

Realistically, we will have our budget sketched out by the end of the meeting tomorrow, with some placeholders pending additional vendor quotes. The full set of quotes will be brought to the association in the November meeting where we will set the final numbers and vote on them.

Feel free to play with this sheet, don’t change the yellow cells or the formulas will break.

Roof Quote

We have a quote from our roof vendor KSR, and are pending other vendor quotes for a price sanity check, but having used KSR for all other roof’s they are a preferred vendor. It wouldn’t be a fun time to manage roof warranties and materials that are different per building. As long as the price is in line with competitors, we will most likely stick with KSR.

Short version: Its $65,850. This is a ~5k increase from the quote given last year, and is unsurprising with the continued impacts of Tariffs and now the Iran war on the cost of all things.

Note: All discussion of Ziply comes from my (Quinn’s) personal infrastructure engineering perspective and is not representative of the position of the board.

Ziply is live! I signed up the day they went live and am extremely excited for my service appointment on Tuesday. One of their representatives will be attending our meeting to answer any questions.

I suggest taking a look at their offerings, fiber is vastly superior to cable internet from a technical perspective. If their offerings don’t interest you, I still suggest you call Xfinity and tell them you are thinking of switching… odds are you will get a heck of a price cut now that Xfinity suddenly needs to compete!

As a note about multi gigabit plans, if you don’t have specialized networking hardware, you simply cannot use anything over 1gbps. If you are connecting over wifi exclusively, 1gbps will be just fine. Connecting anything where speed matters (Desktops / Laptops / Gaming Consoles) should be done via Ethernet. WiFi is for light bulbs.

For any new infrastructure build out, there may be minor hiccups as the network comes online. I maintain extremely detailed network performance graphs over time to monitor for any line issues, so rest assured I will be working with their engineers should anything arise.
