Basement Rebuild Progress
The basement is currently undergoing reconstruction to allow all residents to access their storage units. As soon as we have a date for re-opening it will be communicated to all residents.

Ziply Fiber – Release of Liability
Ziply Fiber is interested in our units! A “Release of Liability” waiver is required to allow them to install their equipment on our buildings. This incurs no cost to the association.
Be aware that signing this does not guarantee that Ziply will come to our units, they must then undertake an engineering and a financial review on their side, however if they deem us to be a good fit, our buildings will be wired for Fiber internet, a major upgrade from our current Cable internet technology. Even if you opt to not utilize their services, you would then be able to list your condo as being wired for Fiber, which is a significant value add.
WUCIOA Rule Changes – Board Vote
Prior to restating our documents to align with WUCIOA, we have been advised it would be prudent to apply any rule changes we need. This way, we don’t incur further legal expenses to adjust rules down the road.
Grill ban
With our ongoing wind driven rain claim, a second claim would be catastrophic for our insurability. Many insurance providers are starting to drop policy holders for allowing grills on wooden balconies.
Fires inside units have multiple layers of defense. Within the building envelope are sensors that will summon the fire department. Within the building envelope, fire code mandates construction materials that can withstand fires for a period of time, including drywall, fire resistant doors, and insulation. A fire on the balcony would not trip sensors, and would rapidly climb up the siding, creating a much higher chance of a total structural loss.
Specifically, this ban would encompass any use or storage on the balconies of cooking devices (including smokers) with any fuel type, electric, gas, charcoal or otherwise.
Propane tanks of any size would be prohibited from being stored on balconies or inside residential areas.
Leaving food outdoors ban
We have had problems with food being left outside, attracting rats and racoons. The rats create a risk to our infrastructure with their burrowing and habit of chewing on cables. The racoons create risk to our residents by creating conditions where racoons can feel cornered in stairwells. A cornered wild animal is dangerous.
