Budget Finalization
This is the meeting where we will finalize our budget for ’26.
Please note that final quotes are still in progress on several points due to close proximity with the holidays impacting vendor availability. We are working to adjust our budget to avoid having the budget finalization meeting immediately after the holidays in future years. Starting next year, budget planning will occur in October, finalizing the budget in the November meeting, and then ratifying it in December, allowing it to come into effect in future years on January 1st.
For this cycle, we will be finalizing our budget in this January meeting, ratifying it in February, with it going into effect March 1st.
This means that our budget planning will be for a 10 month span of March 1st – December 31st.

Building Cleaning
Fence / Basement Quotes
Driveway Sealing & Painting
Our driveway is in need of seal coating, as well as having the numbers being repainted. This is not only aesthetic, it preserves the asphalt and extends its life.
We have 1x quote for now, as no work will be able to be done until spring, so all quotes we get now will expire. We will be using this quote as a benchmark to budget against. Our quote is from Jireh who have previously worked with us; replacing the uplifted concrete in front of 19732.
19726 Roof
We had previously gathered a quote from our preferred roofing vendor KSR, clocking in at +$60k with taxes. This was expected with the impacts of tariffs, however a concern was raised that we should be obtaining quotes for comparison due to the high price increases. A second quote has been obtained, and was indeed within ~$1k of KSR, confirming our suspicions that the increased price is simply the landscape we have to deal with at this time.
Both quotes are below for review, however timeline wise, our approach is to save for a portion of a roof this year (’26), and for the remainder of a roof next year (’27), meaning we will not be installing the roof on 19726 until summer of ’27 barring unforeseen circumstances.
WUCIOA
A base restatement of our documents to comply with the new WUCIOA laws will run us $5k from our existing legal firm.
Batteries
Our snow blower only has 1 set of batteries, sufficient for roughly half the driveway. It requires 2 batteries to operate.
I would like to purchase 3x more batteries @ $329 each as of time of writing, coming in at ~$1092 assuming a 10.6% sales tax and not factoring in delivery cost.
Salt
Last year, in the snow of February, we blew through our pallet of salt in short order. Let’s assume we will need to purchase another pallet of salt for this year. Prices are high right now, and we are already stocked up for this winter. I plan to budget for what was spent on salt last year ($~650), and carry that forward to ’26, anticipating purchasing it in spring or summer when demand is lower on this product.
Budget Trends
We have seen our power increase beyond our budgeted amount for ’25 due to increased line charges for our buildings. This will be accounted for in our ’26 budget.
The city of Lynnwood is preparing to rebuild its aging sewage treatment facilities, expect to see increased water charges at least through 2030.
